The Celtic Property Developments ("Celtic") Group is a Polish property development company which is engaged in the development of residential and commercial projects. It has its origins in Celtic Asset Management Sp zoo, a business formed in 1999 in Warsaw Poland, to provide property management and advisory services to investment fund clients. In 2007, the management business was merged with a number of the investment fund vehicles to form the Celtic Business as it is today.
Celtic is expert in the acquisition and development of direct land and buildings and under utilized land. Celtic has a dedicated acquisition team which is focused on the process of locating and acquiring new projects that match the Company's development criteria. The Celtic Group purchases such properties for "existing use" value and through negotiations with planning authorities' works to change the planning status of the properties to higher value uses such as high density residential and office use.
The company's activities are concentrated mainly in Poland, with a large percentage of the portfolio based in Warsaw. The remaining portfolio is primarily spread across urban and rural locations throughout the rest of Poland. Celtic's sister company, Tenth Planet, specializes in residential development along the Adriatic Coast in Montenegro.
